Position Summary:
Dairy Block is seeking a high-energy, self-motivated Marketing & Events Manager to serve as the primary engine for foot traffic and revenue growth at Denver’s premier micro-district. The Marketing & Events Manager serves as the on-site lead, responsible for executing approved asset strategies, events, and marketing initiatives that bring the “dairy block” experience and vision to life.
This role partners closely with Leasing, Property Management, Hotel Partners, and Tenants to drive foot traffic, customer engagement, and tenant performance through high-quality on-site execution, working hand-in-hand with retail concepts to drive sales & foot-traffic and measurable returns for events and activations. You will assist in sourcing best-in-class partners, executing "only-at-Dairy-Block" activations, and Dairy Block’s “Signature Events” using hard data to target new audiences while retaining our existing community.
Key Responsibilities:
1. Experiential Activations & Event Production
- Lead the "full-cycle" ideation and execution of property-wide events and experiences that differentiate Dairy Block from the competition.
- Identify and recruit a mix of local and national partners—from artists to retailers and influencers—to bring fresh energy to the block.
- Collaborate daily with the Property Management and Operations teams to ensure events are seamlessly integrated into the property’s physical environment.
- Act as the primary "boots-on-the-ground" lead for event logistics, collaborating with operations and tenants to plan and organize run-of-shows, budgets and event calendars.
2. Growth Strategy & Data Analytics
- Develop and implement the annual marketing plan and approved marketing budget.
- Leverage Google Analytics, Placer.ai, Wifi capture data, social metrics, along with tenant sales data to report KPIs on signature events and specific campaigns.
- Expand our digital reach by leveraging on-site WiFi data to capture high-intent leads; utilize these insights to develop and deploy targeted monthly newsletters and digital advertising campaigns that align with events, tenant promotions, and seasonal activations to support the overarching marketing plan..
- Support leasing efforts by assisting with demographic research, trade area data, and audience insights using Placer Ai reporting.
3. Tenant & Community Relations
- Lead monthly tenant marketing meetings with retailers, moving beyond simple updates to drive collaboration and participation.
- Foster strong, high-level relationships with local organizations, LoDo stakeholders, and community partners to keep the property at the center of the local conversation.
- Communicate monthly with tenants to align campaigns and encourage collaboration and participation.
- Establish a grass-roots approach for local marketing, including community posters and property level advertising.
4. Digital & Creative & Performance Analytics
- Oversee social media and PR partners to ensure content is creative, trendy, and creates a “call-to-action” campaign that triggers a direct impact.
- Utilize Adobe Creative Suite or Canva to produce high-quality on-site signage, digital assets, and promotional materials as needed.
- Maintain a dynamic digital presence through regular WordPress updates and a sophisticated email marketing/segmentation strategy.
- Partner with third-party agencies to ideate and approve local content calendars, capturing on-site moments that reflect authentic tenant and event experiences.
- Experience: 4+ years in Experiential Marketing, Hospitality, Retail, or Commercial Real Estate marketing. Proven experience in large-scale event management is a must.
- Education: Bachelor’s degree in marketing, Business, Hospitality or equivalent combination of education/experience.
- Drive: Must be a "self-starter" who thrives in a fast-paced environment and isn't afraid to try new, unproven ideas to achieve results.
- Flexibility: Ability and willingness to work long hours, including nights, weekends, and holidays to support major activations.
- Technical Proficiency: Design: Adobe Creative Suite (InDesign/Photoshop) and Canva.
- Digital: WordPress (CMS), Mailchimp/HubSpot (CRM), and Meta/Google Ads.
- Analysis: Google Analytics, Placer Ai and proficiency in reporting performance data.
Valued Traits
- The "Hustle" Factor: You are motivated by moving the needle on sales and aren't satisfied with "status quo" results.
- Problem-Solver: You exhibit independent judgment and the ability to pivot priorities on the fly and hold contractors, vendors and team members accountable.
- Poise & Diplomacy: You can navigate high-pressure situations with tenants, owners, and guests while maintaining a professional, hospitable demeanor.
