Overview Are you ready to help shape the future of travel and hospitality? CoralTree is seeking a Director of Marketing to lead strategic marketing initiatives across two distinct coastal luxury properties: Wild Dunes Vacation Rentals and Islands of Islamorada. This role requires a dynamic, experienced leader with deep expertise in destination marketing, digital strategy, public relations, and brand storytelling.

You will be the senior marketing voice for both properties, working closely with property teams, revenue management, and cross-functional partners — as well as external digital agencies who support campaign execution. This is a high-ownership role with broad strategic scope, supported by one direct report and a network of agency partners.

Responsibilities Brand Strategy & Storytelling

  • Develop and execute marketing strategies tailored to each property’s unique identity, audience, and market positioning.
  • Build and maintain brand awareness through cohesive storytelling across all platforms.
  • Plan and execute professional photography and videography shoots to support brand and campaign needs.
  • Cultivate relationships with media, influencers, and local partners to promote both properties.
  • Develop influencer partnerships and itineraries to amplify brand reach.

Digital Marketing & Performance

  • Oversee digital advertising campaigns across paid search, display, and paid social channels.
  • Develop and manage META and OTA marketing campaigns to optimize visibility and direct bookings.
  • Collaborate with external digital agencies to maximize ROI; own performance analytics and optimization decisions.
  • Oversee website content including property descriptions, landing pages, and blogs.
  • Implement SEO strategies to drive organic traffic and improve search rankings.
  • Partner with the social media resource to curate content calendars and grow audience engagement.

Email Marketing & Guest Engagement

  • Oversee email marketing strategies spanning leisure, sales, and transactional campaigns.
  • Implement personalized guest engagement initiatives to increase loyalty and repeat visits.
  • Collaborate on guest journey programming and touchpoints to reinforce luxury lifestyle positioning.

Owner Communications & Community Relations

  • Lead efforts to enhance owner communications, keeping property owners engaged, informed, and aligned with brand direction.
  • Foster community and local partnership relationships to drive unique guest experiences.
  • Work with real estate and brand partners to develop owner-facing materials and initiatives.
  • Work closely with Wild Dunes Resort leadership and marketing team to develop and maintain unified marketing strategies.

Revenue Alignment & Packaging

  • Partner with revenue management to develop packages and promotions that position each property competitively and drive direct revenue.
  • Collaborate cross-departmentally with revenue, property managers, and operations teams to align marketing efforts with business objectives.

Reporting, Budget & Technology

  • Monitor and analyze marketing performance, providing actionable insights and regular optimization recommendations.
  • Track KPIs and campaign ROI to inform future strategy.
  • Create monthly performance reports and contribute to annual marketing plans.
  • Develop and manage marketing budgets across both properties, including invoice processing and financial forecasting.
  • Manage and leverage the marketing technology stack, including AiDaptive, Revinate, Reva, HubSpot, Track, and related platforms.

Team Leadership

  • Directly manage and develop one marketing team member, providing mentorship, clear direction, and regular feedback.

Required Qualifications

  • Bachelor’s degree in Marketing, Business, or a related field.
  • 7+ years of marketing leadership experience in hospitality, luxury travel, or vacation rentals.
  • Proven success in digital marketing strategy, paid media management, social media, and PR.
  • Experience managing external agency relationships and holding partners accountable to performance targets.
  • Strong analytical skills with proficiency in Google Analytics, CRM platforms, and marketing reporting.
  • Experience owning or managing a marketing budget, including forecasting and invoice management.
  • Demonstrated ability to manage multiple concurrent projects and meet deadlines in a fast-paced, multi-property environment.

Preferred

  • Experience in vacation rental, short-term rental, or mixed-use resort marketing (as distinct from traditional hotel marketing).
  • Familiarity with OTA platforms and the nuances of vacation rental distribution.
  • Experience with owner communications or homeowner relations in a managed vacation rental context.
  • Familiarity with tools in CoralTree’s tech stack: AiDaptive, Revinate, HubSpot, Track, or comparable platforms.
  • Experience marketing across multiple properties or brands simultaneously.
